    I believe property manager does semi-annual fan coil maintenance and change the air filter. for more frequent change then it would be done by residents. you can find out the size, open the metal cover, you'll see the filter inserted right in the lower front.

    According to the builder's inspector, our unit was better shape than others. So I can't imagine how bad the other units could be.... We emailed our lawyer and asked the builder not to cash our occupancy cheques until these major issues are fixed

    Thank you for that.. that's good to know and it makes sense to do a week or two ahead of occupancy. likely mine will be delayed.. It's Wednesday and my lawyer hasn't provided any update from builder so I don't think they will make it on time.

    It's not rent rent.. it's just some kind payments to help builder offset their carrying cost as soon as the unit becomes livable. The cost (rent) is made up of tax, maintenance fee and builder's mortgage interests. But they could use their actual commercial mortgage interest instead of market...

    Really. I didn’t know that, I do need to look into my current home final closing document. I thought the final closing is only about outstanding balance (out of purchase price) to builder which is covered by mortgage. The interim occupancy fee doesn’t pay down any of it as just kind of “rent”

    I'm sure there are people renting out parking spot. I'd recommend you also reach out to property management to ask about Time & Space community or marketplace site if there's any.. usually each condo has small community site or local ads board.. there you might be able to find more options.
