What is TAS up to here?

This is the Dufferin-Bloor Medical Centre at the N/E corner of Bloor and Dufferin. It contains an entrance to Dufferin Station.

TAS is lobbying the City in regards to a land lease from CreateTO. (the land is City owned, and currently leased to the building owner, I believe for a 33 year term expiring 2038, with one additional 33 year renewal possible)

Site Size ~11500m2 or just over 12,000ft2

Note, this is kinda/sorta just big enough for a tower depending on setbacks. My instinct is that you would really want the site next door in the deal as well, because the Dufferin sidewalk is totally inadequate in size here for loading buses, so I would expect City requirement to push any new build here back at least 3M, in additional to any above-grade setbacks.

Precedent: Kitty Corner is the Marlow et al. with peak height of 37s. I see no reason this site couldn't do that well, or a bit better if it came with the right benefits (Purpose-built rental and affordable housing)

TAS has had some challenges recently, I wonder if @ProjectEnd fronted them some money..... LOL
 
They've kicked the tires on redevelopment ideas here for years. It's an extremely constricted site, not one anyone would really want to do. I maintain that likely nothing is happening here, other than perhaps a value-increase zone. Certainly nothing to be brought forward by TAS to construction.
 
Would assembly not be an option here? Or is the neighbour hostile?

Office replacement policies dying also probably help this one a fair bit.
 
Assembly requires expenditure and implies one actually wants to pursue this. Lack of office replacement does help significantly, yes.

I would question none of what you've said here...... however, I would wonder aloud........if you got CreateTO to agree to the upzoning.......I assume they would be extracting additional rent on the lease, immediately, (I would)......an incentive to move forward.

Last I heard, I think they were paying ~75k per year here..... Market, even for an aging B/C class building.....would definitely be a fair bit higher.

Too small. The have a look at the plate of the tightest Marlow tower compared to those two sites. And Marlow only works because it's got a big podium and is part of a much larger redevelopment plan:

Having spent countless times waiting there for the Dufferin northbound bus in my younger days, nothing says underbuilt transit oriented real estate of Toronto's yesteryears quite like this lousy rinky dink building.
