What is TAS up to here?
This is the Dufferin-Bloor Medical Centre at the N/E corner of Bloor and Dufferin. It contains an entrance to Dufferin Station.
TAS is lobbying the City in regards to a land lease from CreateTO. (the land is City owned, and currently leased to the building owner, I believe for a 33 year term expiring 2038, with one additional 33 year renewal possible)

Site Size ~11500m2 or just over 12,000ft2
Note, this is kinda/sorta just big enough for a tower depending on setbacks. My instinct is that you would really want the site next door in the deal as well, because the Dufferin sidewalk is totally inadequate in size here for loading buses, so I would expect City requirement to push any new build here back at least 3M, in additional to any above-grade setbacks.
Precedent: Kitty Corner is the Marlow et al. with peak height of 37s. I see no reason this site couldn't do that well, or a bit better if it came with the right benefits (Purpose-built rental and affordable housing)
TAS has had some challenges recently, I wonder if @ProjectEnd fronted them some money..... LOL
