From the lobbyist registry, it would seem that the existing owners are looking to get an employment use conversion on this property.

This site is on Allen Road, just north of Sheppard west, 2-3 blocks from Sheppard West Stn.

Site size is just shy of 1ha or 2.4 ac

This development is just 1 block to the south, a 14-storey condo: https://urbantoronto.ca/forum/threads/toronto-avro-condominiums-m-14s-davpart-bbb.27020/

There remains at least one intermediate site with a current employment use.

At 400M to the near-side entrance of the subway, this one would likely have potential for an MTSA designation; but with Employment lands in short supply............
 
Funny, I went to this escape room a couple years ago pre-pandemic and it was pretty decent.

In any case, this should be rejected to the fullest extent possible. There's absolutely no reason for employment land on the north side of Sheppard in this area to be converted. If this was ever converted, it would start a precedent in this area and there would be no going back.
 
New Lobbying on this one, as apparently the Assembly now includes 5 Kodiak Crescent.

We now know per the below that there are carrots being offered in terms of jobs and affordable housing.
