Will attend to ask for the building to be Purpose-Built Rental tenure, rather than Condo -- and to have the developer engage with the City's Housing Secretariat on available incentives for adding Affordable Rental apartments. We will also encourage a simpler built-form with fewer balconies.
I live in this building! Ironically, tenants were not notified about the April 9th meeting, as the city only sends notices to landowners. "The city has access to landowners on our assessment rolls and computer systems, not renters, and so that is who we are able to send notices to."

From the plans, it looks like tenants will be on the 2nd floor facing North. Curious what's with all that wasted space over the first-floor retail, and additional not sunny-south facing rental units?

Meeting on proposal for 10-storey building at Fallingbrook and Kingston roads set for Scarborough Community Council on Jan. 13


A public meeting on a proposal for a 10-storey mixed-used building at the northeast corner of Kingston Road and Fallingbrook Road will be held next week in advance of Scarborough Community Council’s January meeting.

The public meeting takes place on Tuesday, Jan. 13, at 9:30 a.m. in the Council Chamber of the Scarborough Civic Centre, 150 Borough Dr.

To be discussed at the public meeting will be the proposal for the building at 1212-1238 Kingston Rd.

The applicant, David Morse with Bousfields Inc., is proposing a 10-storey mixed-use building with a total gross floor area (GFA) of 13,276 square metres, consisting of 200 residential units and 596 square metres of commercial space at street level facing Kingston Road.

The developer submitted an initial proposal back in September 2024 for an 11-storey building with 216 residential units, including 10 rental replacement units and 94 parking spaces.

In October 2025, the developer submitted the downsized 10-storey proposal.

Members of the public are invited to address Scarborough Community Council in person, by video conference or by telephone at 647-397-4579 during the public meeting.

Those who wish to address community council directly, are asked to register by email at scc@toronto.ca or by phone at 647-397-4579, no later than 12 p.m. on Jan. 12, 2026. After registration, the city will contact attendees with instructions on how to participate in the meeting.
