The Lobbyist Registry suggests that Starlight has its eyes on this patch of grass over the TTC's tunnel/cut for Line 1.

I just concluded a new entry for an existing apartment building site on which Starlight is also lobbying just a bit uphill to the north on Jackes.

I'm unclear on if they have any strata ownership/lease/option in place on this land right now. Though it would certainly seem odd to lobby if they had none of the preceding.

Site Size: ~33000ft2

Comments: The overall site area is large, but the site width is less robust. At its north end, it abuts a site for which UT has a thread at the s/e corner of Yonge/Woodlawn. Given the low density located just to the east, a mixture of separation distance requirements and transition requirement may be a challenge here.

I think the north end of the site may be slightly better suited to a tower form, but I imagine there may be a need to do some additional assembly to create a transition or buffer to the east.
 
This was the open space contribution from when 7 Jackes was constructed. The sites are linked. @Northern Light

On a related note, the southerly site isn't much of an 'open space' in its current form.
 
The site is owned by the TTC.

The application at 1233 Yonge prompted some discussion about it being opened up as public space, but the City planner eventually reported that it’s “subject to a long term lease”.

To me, clearly this should be public space.

Lobbying on behalf of developer Starlight Investments, Sussex Strategy Group’s Paul Pellegrini logged a meeting with top CreateTO staff on February 18 to talk about a potential partnership with the City to redevelop 7 Jackes Avenue.

The property, located near Summerhill Station, is currently home to a 28-storey building with 274 units built more than 50 years ago. It’s advertised as offering luxury rentals, but renters may not be feeling too luxurious. A subreddit dedicated to the building details a long list of complaints, including water that smells burnt, a lack of heat, and units being used as rooming houses.

The suggestion here, it seems, is that the existing building may be replaced.

I would treat that suggestion with a very large grain of salt.

But it is fair to say something is up here.... : something UT knew first.......
