Parking Ratio: 76 resident spaces to 407 units is 0.19

Elevator Ratio: 4 elevators to 407 units or one elevator per 102 units.

Observations. The parking here is at or above-grade in the podium of the building. Normally the City and most UT'ers would oppose this. The reasoning is not explained here, that I saw, but I'm inclined to wonder about a high water table given the location next to the valley. Given the location, I'm not as opposed as I normally would be, but that base building treatment, bright colour notwithstanding, leaves much to be desired.

Elevator and Parking Ratios are fine.

Parkland, odd case where I don't mind the mall park, as its not so small as it may appear, only the small green bit is being designated for parkland dedication purposes, but almost 1/2 the site will be ceded to the TRCA and naturalized, and the formal park will be contiguous. In this case, it makes sense. One thing I would like to see considered here is an access to the valley base. Given the steep slopes next to this site, it would likely be just a bit further north, but the valley is such a great amenity, yet somewhat cut-off from this location. I think the access here would have to be stairs as a switchback ramp would be quite destructive and expensive.
