Future redevelopment of the building at King West & Springhurst in Parkdale, most commonly known for the location of Harry's Burgers.

Excerpt from this article:

Yet the fate of the Originals restaurant is up in the air. There’s currently a demolition clause in the restaurant’s lease, and the owner of the building plans to knock it down eventually and redevelop.

But Andru isn’t too concerned at the moment. “There’s a lot of clauses with a lot of buildings because of condo developments. We could be here for another 10 years, who knows.”

Most likely a land assembly is possible at this site including the adjacent no-frills site.

As per the nearby development? Nothing has been submitted as of right now.

I drew this to illustrate a bigger floorplate is needed (with the land assembly of neighbouring property) to make development work. This will open the can of worms of replacing a new grocery shop at the retail level it's the only neighbourhood grocery in the area currently.

No larger assembly required; according to the City of Toronto website, what you have outlined (two buildings, inclusive from Springhurts w/the No Frills) is in fact a single property already.

That's roughly 50,000ft2 as-is.

Easily enough for one tower.

You probably don't get 2 towers though, even w/the site area, because of both the adjacent apartments on King, but also the ones at the rear of the site at 130 Jameson.

Given what's in the area, where precedent is at, it might be more efficient to build midrise here, which allows for reduced separation distances.

Alternatively, the south end of the current property (parking) looks a lot like a small park dedication.

Assembling 130 isn't likely worthwhile, at least on its own, as it backs onto SFH, and it's also across from a school, so shadowing and overlook are both issues.

Assembling 1335 King and 140 Jameson may have value for a midrise configuration
 
CORE Toronto occupies the upper floors of this commercial building. CORE is an agency that serves hundreds of cognitively impaired youth & adults. Not a simple move, so whatever gets planned for this site will somehow have to accommodate them or find some solution.
