We don't have a thread yet for 1950 Scott but here's what Leiper put in his weekly email:

1950 Scott re-zoning
In 2019 a zoning amendment was approved at 1950 Scott for a 20-storey residential tower. Morley Hoppner has now come in with an application to add an additional two storeys as well as increase the podium from three storeys to four storeys and increase the number of dwellings from 140 to 244 dwelling units. They are also seeking a smaller rear-yard setback than previously proposed, and to reduce the required parking to zero. Finally, they are seeking to apply the new community benefit framework to the proposal. The original zoning was approved when we were operating under section 37 of the Planning Act to determine benefits. The new Community Benefits Charge would provide significantly fewer funds. As I've had a chance to delve into the details of the application there are enough changes to various aspects of this proposal that I expect residents will have questions beyond the straightforward height, so we'll work to pull together an open house on this one reasonably soon. In the meantime you can see all the details and contact information for the planner on the file here. Please consider copying me on any feedback you provide to the City. I can say today that I don't consider the height increase or reduction in parking to be particularly problematic, but several other aspects of the application give me pause and I'll be working on my own approach in the coming days.

The houses where the townhomes will go (separate project, separate developer IIRC) are razed, but the houses and temple for this project remain fenced off.

Selfishly, my major thoughts on these two projects have to do with traffic since I need this street to escape my neighbourhood. Island Park is most often Island Parking Lot and McCrae can be very slow with the buses, delivery trucks to Farmboy, and general traffic (but must be used during the morning and evening rush hours.) On the other hand, my escape route will be blocked by the construction on these two projects (and has been during the repositioning of the Hydro along here), as well as the 175 Richmond ((Kirkwood/Richmond) project.

If 1950 is using the parking along Kirkwood as their informal plan for on-street parking for visitors or even renters, it will be cut by half and no guarantee the city will keep the remaining parking spots there in the future.

Thanks for the neighbourhood insight as always!

This is pretty far from those Kirkwood spots for that to be the informal street parking... Those spots are also potentially going to end up paid spots in 2025 as a part of the Westboro parking study update since it indicates that spots on adjacent streets are evaluated on a spot by spot basis.

I am friends who own a place on Clifton and they very much do not enjoy the current level of cut-through traffic on Clifton. It also already has time-of-day turn restrictions that are not well followed. I see a potential for this to be cut-off or turned into a 1-way at Scott in the near future or potentially even as a result of this development.

Tough choice here. They are basically trying to build another small unit rental building with little parking. From what I see the street parking situation on Tweedsmuir, Athlone and surrounding areas hasn't really gotten much worse as a result of these building in general.

I biked to Farmboy the other day and noticed the VAST majority of the traffic on McRae has to do with either Farmboy or Superstore or a general cut through between Scott and Richmond so I am actually starting to come around to the "big buildings don't cause traffic" viewpoint.

I think the city will further lose credibility if it denies this. Its under 200m from LRT and extremely close to 3 different grocery stores. If there is anywhere in the city this will work it is here.

Interesting trend on Scott in Westboro with the highrises pushed up against he road, and low/mid rises extending a block behind. Three projects in a row. Granite curling club will be a little like that as well.

It's like Ottawa is following Vancouver's and Toronto's example of highrises following the alignment of rail transit. I'm just waiting for 40+ tower development at South Keyes shopping centre

Yes please. Yes again and again. And throw in a 30+20 tower at the other end of South Keys. One near Cineplex, one near the bank at the other end.

I've said this before but Ottawa is in a really peculiar spot. Ottawa-Gatineau is expected to get to 2 million in the not too distant future, and it's really like we're at 2000s Vancouver level. We are growing really fast, and the towers we are getting will start to make it a lot bigger. Lots of exciting projects incoming, I'm really excited!

While there is activity at South Keys, unfortunately, we won't get anything of that height. There are height restrictions from the airport that cap the site at 21 storeys. This is included in the South Keys Secondary Plan (height map snipped below).

2200 Bank (by the Cineplex) is 20 storeys.

Honestly, I think the back end past Johnnston might be able to squeeze out a bit more, but the proximity to the airport is a good point. I reviewed the plan, it's like 5 towers at 21 stories just between the Walmart and Cineplex, making this big box plaza much more dense and mixed use. Considering it has two stations, this is the perfect place to jam in all those towers - so it's still a plan I'm good for. Might also be good to have a hotel in the plaza as well - something like offering a cheaper option that is a few Otrain stops away from the airport.
