Information in the Lobbyist Registry suggests something is afoot here.
This site is at the corner of Eglinton/Sloane (Sloane is Bermondsey when you go south of Eglinton) .
It's currently occupied by lowrise apartment building, along with surface parking/garages.

I've been literal w/the address, but Pinedale owns some of the adjacent properties as well.
This particular one is 0.5ha/ 1.25 acres.
Presuming demolition of the existing building this is likely a two-tower footprint, with height targeted in the same range as Republic's proposal down the street which is aiming for 39s.
The existing area precedent is a 12s condo on the east side of Sloane.

If one considers this a proposal for the entire contiguous Pinedale portofilo here, it's a 1.5ha site:
They also control one building further west, but it is not contiguous to this site.
The challenge on the larger footprint is the likely demand for on-site park space, combined with all the replacement rental.
There are, in theory, logical spots for off-site parkland, to the north, that would be preferable. However, this is one of those communities with a terrible layout that makes it a pain to get anywhere on foot.
Expansion of park space on Elvaston makes sense, as it would allow a park hub adjacent to the school yard, shared facilities, it also potentially allows for erosion control for the adjacent valley, storm water management, and ecological restoration.
But you need a more efficient route to get there from the Eglinton fronting sites, at least a new easement, but probably something larger.
