Somebody's already planning for the future Green Line in mind. Centre Street could use another dozen of these.

I think this one is done. The land has is listed for sale on realtor.ca. Only $3m and the parcel is yours.

That's really damn expensive considering the location. I get that it's centre street but it's a full 2.5 km away from downtown and it's an empty area with literally nothing on it.

Much of the price is built on future value with the 28th ave Green Line station being nearby.

Yeah it's hard to say I haven't seen the mu-2 zoning much. The site is 11,000 sqft and has a far of 3 which would give you 33,000 sqft to work with. I've seen a lot of mc-2 transactions and they typically sell for closer to 130/sqft which would put this lot somewhere in the $1.5m range mind you mc-2 only has a far of 2.5. I'd say even if you add a 20% for the extra far the lot would still be in $2m or less range.
