A fiveplex apartment building in the Christie & Bloor W area:



435 Grace Street

Across the street from Brickford Park, this unique site will feature 5 sprawling suites with sweeping views of the city skyline. A rear laneway suite will be a beacon of what Toronto neighbourhood densification can become.

All aspects of the project were developed in close consultation with planning staff and neighbours. The project is driven by Green Street’s vision of gentle densification that reinforces neighbourhood contexts and character.

Might be cheaper than tearing it all down. I think a few interior walls are being preserved as well, which must mean they're perfectly good walls on a perfectly good foundation. In a building supply shortage, why not use what's already there?
 
Just speculating, but leaving portions of the original house might also make it legally a "renovation" instead of a new build, reducing fees/red tape?
 
This front elevation is... not good. The lack of alignment with that one window is killing me.
It was supposed to be a preserved window. Looks like they rebuilt it in the same place without calling me. Can't win 'em all! Primary goal was going from 1 house to 5. Next time, we should test the "blank canvas" box design on both sides of the property.
