My only problem is it replaces an existing attractive building. Why is Queen & Portland area "historic" district yet this area can be destroyed?

Horribly out of proportion. Why not try to make a quick buck from any of the other currently unleased new and old buildings on this strip.

Years later… no application remains active, and nothing was done: as of August 2018, this Google Street View shots shows Nugateau and Cure Apothecary.

Regardless of heritage status, that's a simple yet handsome facade with the grand cornice. It should be preserved. I don't know why it doesn't have heritage status.

There's a West Queen West Heritage Conservation District Study under way in the area, covering the entire 3.5 km stretch between Roncy and Bathurst, so it could very well be protected in the future.
