Chief Billy Morin first formally floated the idea of an urban reserve in 2016 when Enoch Cree Nation signed a memorandum of understanding with the city on protecting the gravesite in Glastonbury but ongoing discussions well preceded that.

At the time City administration was expected to present an urban reserve report to council in three months after working with the confederacy of Treaty 6 First Nations and a City Strategy was finally adopted until 2021 following Winnipeg’s lead (noting we still haven’t come close to what’s taken place and continues to take place in Winnipeg).

I wonder if the Metis Nation scaled back their ambitions and are just focusing now on the one building that is planned to be started this year. Perhaps elements of this can be part of the Urban Reserve plan coming back to council later this year but it seems like a different project.

Upcoming Stages for Sale

Due to the site's large size, the Blatchford community is being developed in stages, with land released to builders for sale as the community develops. Upcoming land sale opportunities include:

  • Fee-simple townhouse sites (Blatchford Row Housing Zone)
  • Condo townhouse sites (Blatchford Row Housing Zone)
  • 4-6 storey multi-unit building sites (Blatchford Low to Medium Rise Residential Zone)
  • 6-15 storey multi-unit building sites (Blatchford Medium Rise Residential Zone)
Lots from the next stage will be listed between Q3 of 2026 and Q3 of 2027. Timelines are subject to change based on stage approvals and onsite construction activities.

For more information on these opportunities, please contact blatchford@edmonton.ca.

Easiest way to think about this is:

Fee simple = full rights, choices, options with how you use your property.
Condo = you own part of the property, but are limited with overall use, often by a set of common bylaws/fees/requirements.

Photos taken over the last week:
The fence surrounding the second phase of the Pilots townhomes was taken down, and I saw a couple moving into one of the units.

Speaking of Streetside, here's their latest sales progress as of today:

The homes along the west edge of the park are coming along:

And, I saw someone moving into a townhome right behind those ones:

No big updates on the multi-family sites; the EcoDen build looks similar to the last pic I posted, except for a third layer of waterproofing on some portions of the side, and the other site that just got fenced off has a telescopic handler and some wood. No changes on the Metis Housing Corportation site.

On another note, ACQBuilt posted some drone footage of Blatchford on March 5, and it gives a decent (albeit heavily watermarked) bird's eye view of the next phase under development + the existing community. Those upcoming multi-unit buildings will tie it all together splendidly.
