This is the Métis Housing Development. I didn’t know it was going to have retail.
With affordable rent and the opportunity to invest, especially early in life, can be more advantageous than ownsrship.Unfortunately our financial frameworks for housing (both locally and nationally) overwhelmingly support purpose-built rentals. It's good that we're boosting vacancy and keeping shelter costs stable, but without market housing supply young folks & families will still be at the whim of price volatility. At least with ownership, that volatility directly translates to the equity in the home.
The bottom rung of the housing ladder keeps getting wider, but if we don't get going on attainable starter homes, the only owners in Canada will be corporations and government.
There are cycles in the financial markets and in housing markets too. Edmonton's housing market hasn't been that great over the last decade so there is a pervasive sense of no rush here, but I feel those counting on that to continue could be surprised sometime in the not so distant future. It can happen quickly without much warning, like when prices jumped here in the early 2000's. The money put into my house would of done way better in the market.

That makes two multi-storey mixed-use developments with approved DPs before construction season starts, very exciting! Fingers crossed the building permit review for them is quick enough that they can both break ground this year.

I believe that is 4 buildings in the permitting/pre-construction phase.That makes two multi-storey mixed-use developments with approved DPs before construction season starts, very exciting! What do the notification dates mean for these developments since they are discretionary?

This one had been in the works for over a year, and at one point it was resubmitted with a slightly different unit count and a different architect altogether. I was starting to worry the developer would back out of it.This would be the north corner of the Blatchford Rd/Alpha Boulevard roundabout, which was not one that I heard anything about previously.
Though if that update from the Blatchford newsletter is any indication, they seem to have interest in all of the remaining BLMR parcels. This is also the same architect as the Métis Housing parcel.
