No it won't. I've got no issue with this building but this is just another Treo; a 6 story wall with inevitable chain stores on the retail level.

The real transformation in the area is happening a couple blocks away with all the work Leonard Development Group is doing. Human scale buildings with thriving small businesses coupled with main street work (that is finally showing progress) is bringing real vibrancy to the neighbourhood.
 
Was in the area this weekend the scale of the sidewalk along 33rd is coming into shape. It is much wider. This one has quite the presence from the street because of the tall concrete structure for the retail. Reminded myself of the exterior treatment, I'm hoping the building isn't too dark because it could be a bit imposing if it is dark and big. Compared to the single-story retail across the street.

Granted the building on the southside of the street is 5 over 1 too but with the hill doesn't feel so imposing. And I will say I don't think that one has a lot of chains in it? Definitely not a Leonard development but it's not like their buildings are full of subways and liquor stores.

It’’s already giving 33rd a busier urban vibe . At the moment 33rd doesn’t have any 5/1s that are opposite sides of the street from each other. They’re staggered and 33rd doesn’t have that ‘canyon’ feel you would find on fourth Street in Mission or 10th St. in Kensington.
One thing I love about Marda Loop is 33rd becoming a corridor of low rise mixed use buildings and 34th being a corridor of small funky, eclectic buildings.

That is because the part that interacts with 33 Ave is 4 stories. Infinity is 4 stories as well but the part that you interact with is 2 stories with the upper levels stepped back. Far different experiences than Treo or what this is looking to be.

Frida is not a chain, but Orange Theory and Frilly Lilly are. There are some professional services (investments, real estate, psychology) in the studios in the back if you happen to remember that they are there.

I don't go to Orange Theory or Frilly Lilly, but I'm fine they're there. And professional services hidden away is perfect, not like a lot of people walkup to a psychologist (more people probably should). These all bring people to the street, walking around on a main street that is getting a ton of investment. You do needs brand names to do that in some circumstances.
