Crystal Creek had great success selling their Phase 3 (Trasimeno Cres, only 1 of 23 lots left). They seem to be also doing well with Phase 6 (Normandy Drive & Alexandria Garden, 4 of 16 lots sold in only half a year) given the market situation. They did so well that Empire State Homes decided to rezone their one townhome parcel and one apartment parcel to all single-detached lots. CLC should not have trouble selling their Phase 8 single-detached lots. The problem here is multi-families are not being sold and not being built. When there's no density, Quesnay Wood & 33 Ave exit won't get built. When there's no exit to 33 Ave, Calgary Transit MAX Yellow won't come into the community. When there's no transit, multi-families won't get built. When there's no density, CLC/Embassy Bosa town centre/high street mixed-use development along with all the retails and a supermarket won't get built. It’s a vicious cycle. Hopefully, the City will make up its mind on what to do with the Richmond Green golf course land now that they’ve permanently closed it. Then, they can start designing the connection from 33 ave to Currie. At some point, hopefully, embassy bosa and CLC will need to bite the bullet and at least get some of the high street in to kick start some meaningful activities.

What do you think the chances are of Statesman's Currie Green going ahead?

The Inn on Officers' Garden is opened now or any day now with a boutique hotel, fine dining restaurant, pub, wedding/event facilities at the historic Officers' Mess building. It's a financially sustainable way to get a restaurant and pub into Currie while making sure the historic building is being properly maintained.

Is there sort of timeline on when Currie might start some of the higher density developments?
I believe Embassy Bosa will be doing the high rises. It depends on how bullish they are on the Calgary condo market (probably not very). Maybe they will change to rentals like East Village.

Damn interesting! I know they still wanna be active in the Calgary market but times like Corna have all these companies juggling their plans

I don't find it that surprising. Several major private projects have started since the pandemic began; Place 10, Theodore, Era, and others to come in the next couple months.
