You know what might not be a bad option for this? Back to back, stacked townhomes w/ single level, middle-aisle loading parking (for a shallow site). It would do away with all of the driveway conflicts on Westmount Road and would provide street-fronting units on both Kensington Road and Westmount. It would have to be pretty close to zero lot line setbacks, but would be an interesting solution for a weird street. Turn a not so ideal site with dual-loading access issues into a positive thing.That is going to be a serious challenge because you have an internal community street on the other side... It really is too back because Kensington road is starting to build out with some decent projects in some areas but this section seems destined to keep it's back turned to the street.
Something like these buildings from Toronto;
It would basically be a modern version of a block like this in Boston:

This form of development would be really good with small CRUs at grade for sections of the northside of 17th Ave that have those irregular lot shapes that also back onto 16 ave. The lots between 8 St & 14 St.
