I think you're right about it becoming more of a destination location. I've taken a few walks around Bridgeland over the past year and it's noticeably busier. In recent months it feels like Bridgeland has kicked into a new gear I've never seen before, and we haven't even seen what it's going to be like when Dominion, The Bridge, and Steps are completed.

A urban format grocer on 1st Ave would be a nice fit. The extra residents will also help boost retail, not to mention there will be a fair amount of staff at the new continuing care facility during daytime and evenings, that'll help boost retail as well.
