Definitely an institutional look, IIRC there will be other functions in the building, also some office space.
 
The hardie board/composite siding tiles actually look pretty good. Certainly better than the large plain pieces that are often used.
 
Easy trim is a blight on the landscape. From the Torode abortion in Inglewood to new multifamily popping up across the city it is everywhere. I wish there was a bylaw restricting its use.

Also the new YWCA looks good. Huge improvement over a storage facility.

Hardie is fine if you do it properly and stay away from easy trim.

Looks good, definitely an commercial / institutional look though.
 
Is easy trim itself bad or is it the look of it? It doesn’t always look the greatest but word is that it’s generally a pretty good product.

If the easy trim matches the Hardie panel, then you don't even notice it, if it's silver on coloured panels like the Inglewood one, then it looks quite garish. I'd say at least half of the buildings using Hardie have easy trim or something similar, and most of it isn't really noticeable.
