On a recent drive-by this also looks to be recently cleared a ready to go.

For sure, but I expect that after more if this goes up in the area, it’ll increase as a dense power node and the momentum will bring some bigger projects.
It's not going to happen at lightning speed, but the Chinook area is only going to get busier to the point where it'll hit a critical mass and developers will start to go with bigger plans. With this, Glenmore Apartments and Elbow 5 Eight going up it'll add a lot of residents to the area.

Was going to be the hero of the day by dropping news that this is u/c, but Alexyyc has beaten me to it!
With the amount of new builds just south of Chinook, I would like to see a pedestrian overpass from 4th street across Glenmore trail. The city would never do it due to the existing clusterfuck crossings at Macleod and at 5th street, but we can still dream.

Good news! I actually like this one, other than the surface parking. Contemporary design, good massing, no clumsy attempt at Prairie Craftsman architecture and limited use of beige/grey (which work fine as accent colors, just not as the primary colors of a building).
