I don't want another office tower to go up ever again in the Core unless it's 200m plus or a couple of midrises in Victoria Park and EV at most. More residential towers, please!
If this is being marketed as office, the CRE company ahead of that campaign is dumb AF. If its not residentially focussed they are idiots. Enjoy an empty office building if thats the choice. Residential or die, or enjoy multi-decade rolling vacancy.
 
Unless they go residential, I think that site is going to sit vacant for a long time. What financier in their right mind would bankroll the construction of another office building in the core?
We have 30% vacancy and 4 completely empty office buildings already. With more layoffs coming in O&G and 'work at home' becoming permanent for some jobs, where would the demand for more office space come from?
 
I think the office tower on the sale sign photographed on the last page is the old proposal, from years and years ago when office was in demand. When office demand collapsed, Genco had a preliminary design for the residential tower at the front of this page, calling it Myriad II. Myriad I was a residential tower in the SE corner of 11th Avenue and 4th Street that had an approved development permit, but never went forward.

I don't expect to see the Genco tower go ahead anytime soon, but maybe we'll get lucky. It'd be a great spot for residential.
