Holy crap. these are being marketed at ~$1,000psf (smallest unit @ 452sf, starting price @ $450k). For reference current re-sale units for sale in Park Point are asking ~$680-690sf. Stuff in Evolution is marketed at $570psf. Not to mention at 6-stories this building is almost for sure wood-frame and those are concrete comps.

For around $1,000psf i can buy a resale 2008ish build condo in Yaletown in Vancouver.

$1000 a square foot or more is the going rate in Hamilton and Kitchener/Wateroo. Strong possibility Park Point and Evolution will be selling over $800 in 12 months.
 
Same renderings posted by @MichaelS but some high res ones are now posted. It's unfortunate about the heritage apartments that would be replaced, but this project does have a great scale, with nice rooftop amenities. It's also nice to see it broken up into three sections with different primary materials, rather than one large podium with three of the same materials.

Also appears to propose a retail bay at the corner - if it survives the various stages of review and redesign, will be a great addition for a little off-main street retail which we can use more of everywhere

If this one is built as the renders, it will eclipse most other low rise multi projects we have seen in attention to detail and getting the basics of design and ground-orientation correct. Any neighbourhood would be lucky to have this kind of thing - the big question will be if it actually happens and is built as it looks.
 
Yeah those amenities are impressive for a relatively small project. BBQ patio, putting green, off-leash park, and what looks like may be a small community garden. I’d also imagine that indoor area includes a gym.
 
Possibly. They did Archer and West 17 at the same time. Aside from the loss of the Heritage apartment building, this'll be a nice addition.
From the construction perspective, would there be any efficiency gain to time two projects nearby each other around the same time? I'd imagine you'd be able to share resources a bit and align timelines for crews to go from one site to the other. Or stagger the sites to allow storage of equipment on one to support the other?

I would think so. Sometimes there will be construction managers that travel around to different sites. It would be nice and handy to be able to go back and forth to the different sites. Same for construction workers that can be loaned back and forth.

Back in the day when I worked in construction, there were times when the crew would head to another nearby site for half a day, etc,..
