Canada's internet penetration is amongst the highest in the world but there is hardly any real participation on the very few amateur real estate websites. Why?

Australia and New Zealand have such high tech online real estate platforms but Canada seems to be lagging behind. Having lived in Australia and New Zealand, I can tell that Canada is generally a conservative place but with such close proximity to USA, why hasn't anyone tapped the huge online potential?

Even countries with un-regulated real estate markets has better internet based real estate business models.

There is mls.ca but what else?
 
You can blame the real estate agents who keep data secret.

And governments that allow this to go on.
 
MLS has a monopoly on the market because they control the data. There have been lawsuits to open up the data but it hasn't happened yet. The realtors want to keep the data hidden because the lack of transparency creates market inefficiencies that allows them to make more money.

Commercial Real Estate data can also be found through Altus Group's Altus Insite, among other platforms.
