1. I had to read that "render porn" thing three times to make sure I read it right

2. Wow it's going to look like the Las Vegas strip / Niagara Falls

very much reminds me of The Grove shopping mall / Farmer's Market complex in LA which is a very vibrant and bustling place. I dont think we have anything quite like this in Canada. Also it remains to be seen if this can be a succesful location/destination. I think it would suffer in the winter months as the outdoor / open air portion will not be so attractive... looks really nice in renders though.

Bang on Redroom, last year while in LA I went to the Grove; we drove along Beverly Blvd and then down Stanley Ave. Believe you me the drive leading up to the Grove made me wonder "where the hell were we going". Once you get there you are greeted by splendor. You soon forget about the tired neighbourhoods you just drove through to get there. Unfortunately the Grove was built by a renegade in the business (Caruso Affiliated) and they've broken from the tired old mold of commercial/mixed use developments. If Cordish can put together anything that's close to the Grove, then trust me when I say "you build it and they will come". This project will be great for Rexdale and the GTA, we just need to be patient. This project will be a catalyst for change, and that's all good if you ask me.

There's a whole lot of parking lots planned on the district map. There crowds in the renderings would only be realistic if they buried or stacked the lots, put in walkable development, and incorporated higher order transit into the plan.

Compared to plans like Markham Centre, this is disappointing and backwards.
