Sadly, it is more of a comment on where the market is than anything.
I mean, there's definitely no lack of demand for housing in the City, but perhaps just a lack of the $/sq. ft. that would command a tower. Good design is not tied to dollars though - hiring a competent architect can be done even on a budget and this was obviously not done here.

They couldn't just build the last iteration but with no CRU? That design is just so unacceptable.

CRU honesetly, I could care less. We don't need retail that sits empty for years and has an even worse impact on the vibrancy of the street.
 
Used to be a great community hub on that location. There's still demand for those services which have found homes across the street, Beljan development pub will open soon and a book store has been announced.

It would be a huge shame to not at least have a corner CRU in this development, regardless of the design. If you don't design it with one you can never have one in the future, ever.
 
It's obviously nowhere near as nice as the other renderings, but if the window sizes stay true to the new renderings and the siding materials are decent then it's not going to be an awful building.

When someone can add all these things right across the street, it is clear that the no demand argument is a sham or a lie.
 
This looks like it would work WAY Better in Glenwood over in the West end (My area)

this would be better for this Project as here the site was NEVER Occupied by Retail
