An application has been submitted to rezone the Bonnie Doon Centre shopping mall site, and one nearby property, at:
  • 1 Bonnie Doon Shopping Centre NW
  • 8715-85 Street NW
  • 8420-85 Street NW
The proposed change in zoning is:
From (DC2.485) Site Specific Development Control Provision, and
(RA7) Low-Rise Apartment Zone
To (DC2) Site Specific Development Control Provision

The proposed zone would allow for a high-density, mixed-use, transit oriented development consisting of:
  • A mix of row housing, mid-rise, and high-rise development, with up to 6,000 units;
  • Retail, office, and other commercial space, up to 93,000 m2;
  • Publicly-accessible parks and open space;
  • Underground parking;
  • New streets throughout the site, including bicycle lanes and pedestrian priority;
  • Connections to the Bonnie Doon LRT stop.
 
Yesterday's open house showed some slightly more detailed plans. Morguard and B&A are building things up iteratively, so no details on height, massing, density yet, but they are looking at between 3,000-6,000 residential units, and a variety of building types and styles including potentially towers between 8 and 40 stories.

Feedback was mixed as always, but from what I could tell was veering positively. A lot of people seem to like the slower, bottom-up approach Morguard has been taking with this, over the top-down "here's a bunch of big towers I want to build, what do you think?" a lot of developers take.

I visited Morguard's info centre at Bonnie Doon mall and spoke with one of Morguard's planners. He said the revised vision will be unveiled on October 17 including a fly-through video. He said they are still aiming for up to 40 storeys with multiple towers - starting first with the commercial district. He also indicated the old Target (currently Stitches outlet) would likely be the first to be demolished and they're currently proposing over 16% green space on the 30 acre parcel of land which is an improvement from the current sea of pavement.
