Attended the EDC meeting; here's my notes:

21 story tower - 58m
8 townhouse units lining 110 St.
Tower is black glazing and spandrel (with some clear glazing on the south corners), and some white veritcal sections on the north and south elevations
Townhouses are white with wood accents
Tower entrance on the northeast corner
Murals on the north and south walls
17 three and four bedroom units on the lower levels
Rooftop patio amenity
Conforms to RA9
Exceeds bike parking minimum
Asking for reduced visitor parking variance
Asking for variance for reduced setback of townhouses
FAR 6.05
146 underground parking stalls
Underground parking structure to be pulled back from street to allow good soil depth for trees
18 surface visitor stalls
Sloping garden walls in front of townhouses

Overall, a bit of a mishmash architecturally, but it's not bad. The large family units and townhouses will be a great addition.

The Committee recommends that the Applicant:
● Introduces planting along the laneway (ie. in raised planters)
● Integrates bicycle parking into the front entry plaza
● Employs stepbacks or other means to reduce the visual mass of the tower
● Reconfigures the townhouse patios and planters to provide more usable amenity area
and better visual connection with the streetscape

The Committee also noted information on exterior tower and tower top lighting was
lacking and should be provided to Administration.
