That stretch of Jasper ave is rough despite it running through one of the most desirable parts of the city. Is it over speculation and over valuation of the land that’s stopping things from being built?
You've said in the past the parking lots around Omega are pretty much not being sold any time soon.I'd argue the area around 100ave/102-104st and the block around Omega 105-106st from 99-100ave are ripe.
Well buy them so we can get something done!I don't own them, but yes, they are folks who seemingly are unwilling to do anything with them.

The first tower came within INCHES of starting construction during Covid right before the Parks 1 was announced. It was all over LinkedIn, Ledcor was the GC but something happened, we surmise that the institutional money got pulled….Ontario Teachers Pension Fund if I’m not mistaken…..My guess is that the Phase I, II and III environmental assessments and associated cleanup costs are too high for a former auto dealership site. It'd be nice for the City to roll out an incentive program to cover this type of costs for downtown housing starts. I think Regency's Emerald Tower across the street went nowhere because of the same issue.
