This is a Westrich project, it turns out. 26 story tower, two story podium. Three townhouses on the northwest, two commercial retail units on the avenue.

Tower is rectangular, wider on the east-west elevations. Design is ok, not spectacular, didn't look bad from what I could see.

Minimum 11 family-oriented units.

The Committee recommends:
● Aligning the regulation and the appendices for greater consistency.​
● Reconsidering retail / commercial uses with respect to the existing neighbourhood​
setting.​
● Incorporating specific wording in the regulation with respect to the preservation​
of existing boulevard trees, as part of the neighbourhood context,​
● Clarifying the number of ground floor units in the regulation.​
● Reconsidering the amount of glazing shown on south elevation of the podium to​
better reflect the residential character of the area.​
● Clarifying the amount of common indoor / outdoor amenity area provided.​
● Providing more articulation to the tower on west and east elevations to​
demonstrate reduction in massing.​
● Removing the reference to ‘painted facade’ in the regulation.​

Proposed rezoning in Oliver for 30-storey residential tower
September 4, 2019

Edmontonians are invited to a drop-in engagement session to learn more about a proposed rezoning and lane closure at the northeast corner of 113 Street and 100 Avenue NW in the Oliver neighbourhood.

Date: Thursday, September 12
Time: 6 – 8 p.m.
Location: Grace Lutheran Church Gym, 9907 114 St NW

The proposed rezoning from High Rise Apartment Zone (RA9) and Direct Development Control Provision (DC1) to a Site Specific Development Control Provision (DC2) would allow for the development of a 30-storey residential tower with street-level commercial uses. An amendment to the Oliver Area Redevelopment Plan would be required to facilitate the rezoning.

The engagement session will be an opportunity to learn more about the proposal and share your views with the City and the applicant. Feedback will be summarized in a report to City Council for a future City Council Public Hearing.

Guessing it's the last Grandin City site (112 Street south of 100 Ave) but not sure.
^ There's a map on Westrich's Grandin City site here that seems to suggest "Grandin 4" might be the tower on the northeast corner of 113th and 100th.
