DP was approved. Talked to the DO today, this design (which I found larger images of) is what's going ahead. Cladding is all metal with wood accents.

@Grandinite Should be reasonably hidden behind landscaping, plus it's far enough back from 95 Avenue to not be really noticeable.

Somewhat amusingly, this little shack whose garage has more square-footage will be its next-door neighbour for the foreseeable future:

When the owner does finally decide to sell, it will be another prime location for some higher-but-still-gentle-density.

It looks decent minus the mustard yellow imo. Replaced with a more appealingly color and it will look good. With that much heavy grey, you need eye popping color in there...
