Yep, buildings that aren't super sexy are completely forgivable if they are intentionally affordable. An 'intelligent design'.The empty lot beside it could be perfect for a basketball court. Maybe have a nice bright and colourful ground mural, fence it off from 104 Ave. Add some benches and you’ll have students and residents using it all throughout the day.
