I like this development for a few reasons -- northward progression of the core density along 101 Street; impetus for seeing the Ice District move on Phase II; more core residential; and move toward completion on the one-time CNR track lands.

I hope this succeeds, but man that's a tough area to develop for residential, even with Roger's Place right there.
