Getting this tower started early in the new year will ensure that Qualico faces no direct competition from new builds in this category for at least the first 6 months of leasing. The only other build that could challenge this project would be an immediate start to Connect Centre tower, which I don't think will begin until 2026.

I believe the staggering of tower occupancy has been extremely beneficial to the developers.

Yes, this seems like smart moves, first to complete the development of this initial block of their site and second to time it for when there is a bit of a lull by other developers in the area.
 
Thank you to Qualico for the tour today of a very impressive addition to our Downtown core. A few highlights:

-Amenities are second to none, massive and will be for both towers
-The off lease dog run is nice and a nordic like spa component is coming complete with saunas and cold plunge
-The main amenity centre is MASSIVE and all that you would ever need to entertain or be entertained
-The new multipurpose exterior venue/plaza/square is well underway and going to be a really neat new addition for music concerts, the arts, etc.
-Units are modern, clean in design and simple but effective
-Love the large balconies on some units
-Leasing going well
-37 storey tower received support at EDC last night

There's a decent amount of lights on while I drive down 101 St in here too, so that's fantastic to see.

I know there were some genuine concerns about the fact that it's right by the Hope Mission and that Qualico took a risk here with the area and the disorder/perception, but so far it seems to be working and paying off. If Qualico can get a nice residential development by a "sketchy" area of downtown leased up fast then that means the outlook for the rest of downtown is great tbh.

Those concerns go back to 1998/99 when we purchased the site from CN and the consensus was we should all be committed for thinking that site would ever support high density mixed use development.

When it comes to city building, it’s interesting to see the ongoing commitment/continuity from companies like Qualico and their staff vs the revolving door of mayors and councillors and planners…
 
When Qualico were Quality Construction they built what was undeniably the cheapest houses on the market. How times have changed.
 
Just checked the website - it is showing 109 units leased / 258 = 42% leased. Leased 29 units since Dec 08th.....looking good!!!!
Dang! Someone from Qualico must be reading this as my delve into the occupancy on their website has been thwarted with a "Book a Tour" prompt when searching "what is available."
