Didn't realize this one needed a rezoning; it's up at Council on Sept. 4:

Kota Contracting submitted the rezoning package and are linked in a few articles. I don't see any other parties mentioned for this.

I had seen on the no trespassing sign a familiar developer however it got covered since and I don't remember who it was. Should have jotted that down. Wonder why they are being so quiet about it.

I give this one ****4 stars. It has great retail frontage along 109th street (needed in this area). It is also fairly well laid out in terms of materials and unified design. It could have been just a tad more exciting.

At the EDC meeting for their DP. Developer is confirmed Kota Contracting. Very little change from what's been shown as part of the rezoning, mainly just more detail on landscaping.

Retail is along 109 and wraps the corner at 83 Ave, townhouses along 83, and three 3bdrm townhouse units in the rear lane. Most units on floors 2-7 are 2 bdrm and microsuites. Some amenity space on rooftop.

171 units, FAR 3.355, 5146 sqft of retail, 60 parking stalls.

Overall still not bad. Main reason I voted meh instead of like is because The Garneau community really wants and needs more family units. Plus apparently the east face is mostly a blank wall, though EDC gave suggestions to improve it.

Still, this to me is Der's best work to date.
