It is not in as decent of a shape, tbh. I did a walkthrough a couple of years ago and parts of it were in need of extensive renovations. I can't imagine things got any better. The newer half (facing the back alley) is in good shape) but the older part needs a lot of work. The balconies can't be walked on (risk of falling) and there are infiltrations and leaks all over the foundations.

Well it is unique, but in this case it doesn't seem to have a lot of redeeming qualities. It is bunker like and in a style that is now very dated. Sometimes replacing something can be a way to improve an area or fix past mistakes.
