An architect goes in for a job interview and sits down with the developer.
The CEO of the development company asks him, “What do you think is your worst quality?”
The architect says “I’m probably too honest.”
The CEO says, “That’s not a bad thing, I think being honest is a good quality.”
The architect replies, “I don’t care about what you think!”

Years ago it was a bank on every corner, interspersed with book stores, record stores and then coffee shops popped up everywhere.

I suppose it is a sign of the times, but I sense saturation and some things becoming too competitive to make a good return for the owners.

How about something that is missing, like a small hardware store somewhere downtown? There would be no competition for miles.
 
We keep talking about one but I am still skeptical about whether it would be successful or not.

The Bay had a portion of one and it was very poorly used, but equally poorly marketed.
 
Oh the Bay has a lots of problems with execution, not the least being it is probably not easy for a large corporation headquartered elsewhere to focus or market on the local micro level.

So, I wouldn't take their failure to be an indication the idea is not viable.
