Thanks for all your good advice. I am not alone as I see probey had a long debate too. I agree with newbuyer that Emerald City has better layout. And I found Solaris' pros & cons analysis very insightful.

I like the Ultra 2B layouts but the price is totally beyond my budget. I am leaning on keeping this nice small unit.
 
Two questions regarding upgrades at Emerald city:

1.anyone knows how much to upgrade the ceiling from popcorn celing to smooth ceiling at
Emerald city?
2.Anyone knows how much to upgrade to pot lights at Emerald city?

When do I need to tell them about these upgrades that I want ?
 
My agent had requested for numerous upgrades but Karen said the builder would not consider any free upgrade requests and I would have the opportunity to ask for upgrades later.

I went to the sales office to pick up the paper work on Sep 27. The last Poppy unit on the 4th floor has been sold. Sales is going really well.

Today, I met with my lawyer. He had high concerns about the reputation of El-Ad. He mentioned I should buy from builders with good reputation like: Tridel, Monarch, Menkes, Times... After 75 mins consultation, he gave me a chance to walk out of his office without charging me if I would change my mind not to buy this condo unit.

Are there ways to get more info about the past projects of this builder?

there are 2 major lawsuits in NY concerning major $$$ buyers with the Plaza conversion.

it's tough to say what will be the final product you will get; however, these $50+ MILLION dollar purchasers weren't satisfied with what they received.:eek:

I don't think there will be any free upgrades. I guess the builder will let us know when they will be ready for color selection/upgrades.

The lawyer reminded me that any upgrades would increase the price of the condo. If the purchase price would exceed $400K, there would be some implications on HST. I didn't ask for details as my purchase price would not exceed $400K.

Most likley, I will be going to the sales office this weekend. Will ask the % sold. I heard phase 2 would start selling spring 2010.

Actually I am aware of those 2 articles but I also did some research on projects in Canada such as http://www.le1200ouest.com/1200en.html. Didn't find much info though, but at least nothing bad is heard.
 
Amendments to Purchase & Sales & Schedules

Hi newbuyer,

I met with my lawyer today. There are 15 amendments on the schedule "Y" document. From your experience, how flexible was the builder/sale office to discuss these amendments?
 
They would not be as flexible as you think. They would approve things such as the capping of water meter installation and development charges fees, deletion of small fees, and etc. It was discussed in this thread already. Look it up. Good luck.
