60 units proposed at the site of the former Emerald Lodge just east of downtown Hamilton. Sounds like the developer intends to preserve the heritage facades and build a purpose-built rental building comprised of almost exclusively studio units. The Spec reports that the plans are nearing approval. Sounds like this developer has completed a few previous projects though I find their many unconfirmed ideas at this stage to not instill credibility. They also are using the language of "market affordable" which I suppose is intentionally meaningless. My reading between the lines is that it's their way of marketing something as good for the community while simply designing studio units that will rent for full market value which is always below average rent prices for units of all sizes? Regardless, there is a lack if what this offers in the market, and an impressively neighbourhood-conforming way to add 60 units of infill homes. We'll see if this actually goes anywhere in time I guess...

New 60-unit affordable housing building on cusp of approval at Emerald Lodge site in Hamilton
If approved it will mean a 60-unit apartment building with “market affordable” rents in the Stinson neighbourhood.
