The second phase of Regent Square, a highly-anticipated mixed-use project just south of Allen Parkway that's been delayed for years, is finally moving forward.
Building permits should be secured by the third quarter or end of the year, a source with Houston's Morris Architects, one of the architects on the project, told the Houston Business Journal. Boston-based General Investment & Development Cos. is the developer of Regent Square. GID has already progressed through the design portion, the source said. Harvey Builders is the general contractor.
Phase 2, a 40 story residential tower with 260 apartments, adjacent to The Sovereign, will begin construction soon.
Phase 3 is the mixed-use core of the development and will establish Regent Square as the first truly mixed-use and walkable urban district in Houston.
Phase 3 will feature: • 200,000 sf of retail and restaurant uses. • Retail tenanting that includes a 12-screen cinema, national, regional, and local tenants across a number of merchandising categories, and numerous restaurants ranging from fine dining to sidewalk cafés. • 617 rental apartment units. • A variety of spacious and well laid out apartment floor plans, offering top of the line features and unparalleled views. • Market defining residential amenities provided for each sub-block featuring fitness centers, pool and lounge areas, party rooms with kitchens, and resort style landscaped terraces. • Newly constructed streets, promenades and public spaces.
In his role as Assistant Vice President of GID Development Group, Mr. Hoogendoorn is responsible for Regent Square (Houston, TX); $1.5 billion, 24 acre mixed-use development consisting of 5 million gross square feet, 1,800 apartments and condos, 250,000 sf of office, 400,000 sf of retail, 4,200 parking spaces, and new public spaces. Of the overall Regent Square development Mr. Hoogendoorn is now overseeing phases that include two luxury residential towers, 45 and 30 stories high totaling approximately 450 units, as well as two phases of multi-story mixed use residential with approximately 350 units and 165,000 square feet of retail.
