Hi everyone,
does anyone know or has anyone experienced the limitations of bylaws on land severance?
we have a fairly large lot in north york which we'd like to be able to split in two and sell half and be able to rebuild on the other half. It's a huge lot for TO - pie-shape at 38 frontage by 128 one side, 140 on the other and then 150 & 90 on the back (it's a pentagon lot). the only thing I'm really worried about is the frontage since as I understand it, you need to have 15 m frontage; but I don't have that even now since it's a pie-shape lot....any comments, stories, experiences are appreaciated!

Go to the planning department at the North York Civic Centre (Mel Lastman Square, on Yonge St.). You will want to check which zone your property falls into. There are a number of residential zones, designated R1, R2, etc. Each zone has its own requirements regarding frontages, minimum lot areas, etc. These are set out in the North York Zoning Bylaw.

If you find that you don't meet the requrements for your zone, but the shortfall is "not much", you can apply for a minor variance, which may or may not be granted.

They will also be able to inform you about the applicable fees.
 
Thanks for your reply. I will go there but like I mentioned earlier I already know the bylaw requires 15 m frontage. The one thing I was trying to find out is if in the case of pie shape lots that still applies since all the pie shape lots on our street are less than 15m, but like you said I will ask there and see if someone can shed some light on this. Thanks again.
