Dual hotel to break ground in McMaster Innovation Park

Hyatt Place is meant for short-term travellers, while Hyatt House is meant for longer stays.

The construction phase of a long-awaited hotel in Hamilton’s McMaster Innovation Park will begin this summer.

Sigma Group and Kothari Group will develop the “dual-branded” property — Hyatt Place and Hyatt House. Both brands fall under the Hyatt Hotels Corporation.

The two hotels will be housed in one building but serve different purposes.

Hyatt Place will feature 78 traditional rooms for work and leisure, while Hyatt House will have 84 suite-style rooms equipped with kitchens for longer stays.

The hotels are meant to serve Hamilton and its businesses, researchers and the community at nearby McMaster. The property will be about two kilometres east of McMaster University and sit along the west side of Longwood Road South.

Opening is set for fall 2026.

Amenities will include a gym, indoor saltwater pool, a business centre, laundry, free Wi-Fi, parking and a lobby lounge with all-day dining options.

The hotel will also have a casual dining lounge, bar and restaurant. Meeting spaces will range from 300 square feet to 2,800 square feet.

Sigma Group and Kothari Group also jointly own the 125-room TownePlace Suites by Marriott on Upper James Street.

This would be massive, 8 buildings! Also that is a very specific m2 for the manufacturing building. Would be great to see the site plan or massing concept plan.
 


McMaster exploring new partnership at 44 Frid Street building


The University is considering a proposal from s2e Technologies to transform the site into an innovation hub with a modern data centre.

McMaster University is beginning exploratory work on a new opportunity for its 44 Frid Street property — the former Hamilton Spectator building — at McMaster Innovation Park. The University is considering a proposal from s2e Technologies to transform the site into an innovation hub with a modern data centre that could support emerging research and business computing needs, including artificial intelligence.

Earlier this year, McMaster issued a Request for Expressions of Interest (RFEOI) to identify possible future uses for the building. Following that process, s2e’s submission was selected for further study.

The concept includes flexible collaboration space and a new data centre designed to meet increasing demand for advanced computing resources. McMaster and s2e are now entering a due-diligence period to examine the building’s potential. S2e will continue to assess community and stakeholder needs, environmental and regulatory requirements, and technical and financial feasibility.

This is an early-stage assessment that will continue into early 2026, no final decisions have been made. If the project proves feasible, s2e would prepare a formal proposal for consideration. Any final decision would require approval from McMaster’s Board of Governors.

s2e Technologies will be hosting a series of information sessions to gather input from campus stakeholders and better understand the University’s computing needs, research priorities, and areas of interest related to the proposed project. These sessions will provide an opportunity to learn more about the concept, ask questions, and share perspectives directly with the s2e team. Each session will include both an in-person and a virtual option.
