Been a while since I've posted on here. Hope you are all doing great and getting settled in.

I've been meeting some really cool people so far, but I haven't fully moved in yet. Stupid furniture has been delayed and I can't get an elevator until late December. Meh, I'll make do until then.

How are you all doing? 300 and Kan, your units look sick! Good job. You definitely have an eye for design.

Just did roller sun shades with 3% transparency (which basically you can't see anything through). The cost was about $1700 for the entire unit all in, with 5 years warranty. Not too bad considering I was quoted well over $3500 by some places. No thanks. Lol.

Oh no, sorry to hear, didn't realize you weren't fully moved in yet. I see people moving stuff in via the regular elevators all the time, I literally saw two people trying to stuff a couch into the second elevator and I shook my head and walked away to the use the stairs.

Where did you get your shades from?

5 year warranty is good, it adds value to the unit too, suggesting the warranty is transferable to the next owner.

I also have 3% in the living room and did blackout shades in the bedroom.

My total cost was $2,400 which included install and HST. I found it steep but it's Hunter Douglas, best of the best!

I guess everyone will have a different cost because we're in different units but from what I've seen, these are pretty typical.

Funny story actually, I was at a canadian tire, and myself and this random guy with a van attempted to take the same parking spot. I took it, felt bad and apologized to him. Turns out he installs blinds and shades for a living for the company Maxx Mar. So I hired him and he was very reasonable. I don't believe they are as high quality as Hunter Douglas, but they are very close. The Warranty is great too.

Yea so our costs are fairly what I would expect. Hunter Douglas for sure would cost a bit more.

With your 3% transparency, they offer complete privacy right? The samples I selected were really good at preventing anyone from seeing in. But still transparent enough to see the skyline on clear days. How are you finding them?

I did black out as well for my bedroom. Makes a huge difference.

Do you find that the continuous air blowing into your unit from the ventilation system is still a bit too cold? My unit is freezing even with the heat adjusted. I'll have to speak with maintenance this week about it...

Ah yes, I also got a quote for Maxx shades, $1900 and truth be told, I liked the samples more but I needed shades ASAP and Hunter Doulgas had the shades completed in a week.

I can't say that 3% offers complete privacy, like I've definitely taken a stroll at night to Gibbs road and tried to see if I could see into my unit with the shades down but because of the distance from the street, it's hard to say. Yes, during the day, you can make out objects through the shades but it's not crystal clear.

My unit is always hovering around 20-21 (well according to the thermostat) degrees and it's freezing in here! It's not so much cold air blowing from vent, it's the draft coming from the balcony door. The air around the windows and door is drastically cooler than the air 3 feet from it. It appears everything is sealed up tight.

Thanks for the warning on the weather this week, I suppose it's unavoidable, we've been pretty lucky so far though!
 
Hey everyone!

Just wanted to drop in too. Reign, I managed to see you once in the elevator and that is it. I still keep seeing Hannah at least once a week.

We are facing over the highway and on the 24th floor you can't really make out much as you're driving by. My boyfriends parents did say that they think they saw our christmas tree as they were driving by last weekend. Honestly, there isn't much that you can make out from the highway and the other side of the 427 is far enough. The bedroom has black out blinds and I don't know what the living room has (we thought they were pretty and that's what we went by lol).

Right now we are puppy proofing our apartment. We are bringing a puppy home during the first week of January so we have some things we need to get ready for the little rascal. I'm still waiting on my winter rims to come in as they're ridiculously back ordered.

For our unit, we keep the fan on auto but the heating unit rarely turns on. We find that there is a lot of warm air coming out of the vents to the point that we always have the bedroom window open fully.
 
Just a question for everyone regarding property tax.

We received our paperwork from the bank stating that our property tax is going to be x for the biweekly mortgage payment. Comparing it to the 5 Valhalla building, we figured it was a little too much and went to the bank. Bank said we have to go to the City of Toronto. The City of Toronto said that they don't know where the bank came up with that amount as the building isn't registered with the city yet. That when the building gets registered, a representative will come by and assess the value then give us documents for the property tax amounts. That they aren't sure where they got that estimate for the property tax.

300, that's good to know about the shades. I'm sure the privacy isn't going to be much of an issue. The closest neighbours for me is the buildings over at parklawn and lakeshore. Doubt they can see in lol. I agree that the quality of Maxxmar are pretty good, but still, Hunter Douglas, that name is pretty well respected in the shade world. They look good in your picture.

Lol, Hey Kan! Yea it was nice meeting you that day. That's so cool that you guys are getting a puppy! I was contemplating getting a shit szu as well, but I don't think it's the right time for me, so I'll wait until a bit later in life. What kind of puppy are you guys getting in January??

My thermostat is consistently around 17 to 19. So it's not too far off from yours 300. I guess it's normal. I'll have to figure out how to warm the unit up by other options then.

First world problems, lol.
 
Hmmm, my property tax is already incorporated into my mortgage. But I too do not know exactly where they got their amount from. I'll call tomorrow to find out for sure.

So the building wasn't registered on November 15th? I thought that was what happened when they sent those letters to our lawyers.

Hmmm, so someone from the city is still supposed to attend the building?

We are actually getting an Olde English Bulldogge (not the same as a regular English one). He's just growing up with his mommy until he's 8 weeks old then we can finally take him home. So excited to get him!

She said that normally the property tax is 0.75% of the purchase price (and plus a cushion if you have CMHC) . The only thing is that this would not apply if the lawyer's paperwork indicated it's own estimate for the property taxes.

I'm considering getting a cat but I want to enjoy my brand new furniture for a little while before a cat comes along and scratches the heck out of it.

I'm sure I've bumped into the both of you guys, maybe even your boyfriend Kan, always seeing new people on the elevators and in the gym.

This property tax conversation is unfortunately beyond my own knowledge. My bank nor did my lawyer set up any property tax payments integrated into my mortgage because like we all established, at the time we set up our mortgages, they didn't know what the property tax would have been.

Do you mind if I ask everyone what their property taxes have been "assessed" at?

My lawyer told me my property tax should be $2,200 annually which is basically 1% of the purchase price (minus the HST) and that I'll be billed every 3-4 months for a lump sum payment which I've been setting aside the required amount each month.

Agreed, 9 Valhalla gym is smaller than the other two. When I first moved in, the gym was locked so I was using 1 and 5 and both were quiet at the time I would use them. Lately, it seems like 9 Valhalla gym is always packed when I come to use and mostly used by residents from 1 and 5 which doesn't make much sense. Personally only use the treadmill so it doesn't matter what gym I use.

Wow, $2,900 is absolutely insane! Yes, it should be the mill rate which is .75% but even my lawyer said to expect paying closer to 1% hense the $2,200 a month for me.

None of the cats I've grown up with ever liked their scratching posts, they still preferred to tear up furniture which leaves me hesitant on the whole thing.
 
Also, forgot to mention, we elect the members of our condo board on December 20th or 21st.

I was at the little meeting they had a few weeks back about the condo board. I was considering applying but it seemed too high school election, class president sort of deal so I decided to just pass on it.

I honestly don't know what kind of a turn out they'll get so close to Christmas, a minimum of 100 owners must vote, all I say to that is good luck!

I honestly don't event think I will be attending it. There's maybe one person I'd care to vote for otherwise the rest just seem like they don't have any good qualifications and don't even know how to fill out a sheet like that. I don't even know if I will be working that day or not yet so it really depends on if I will be home or not.

The problem I have with the gym is that there are no free weights and that there is no squat / bench wrack. In a way it's a good thing because I've seen some kids fooling around in there but, it would be nice. I just signed up to the Fit4Less at the Valhalla executive centre.
