There seems to be a ton of ground work required. Slope integrity assessments and more. Theres also a request to change the zoning in different parts of the site.

First one was rejected by City Council for not being in the urban boundary. I'm sure the OLT will approve it. Second one is mostly within the urban boundary, but not fully I don't think.
 
Cedarview Village will surely meet a LOT of resistance from the wealthy folks in Cedarhill/Orchard Estates. I'm sure they are already sharpening their pitchforks.
I work for a small company the people in Cedarhill are very hard to deal with.This was about 5 years ago we had a call early morning 8:00 am we do outdoor work one of the crazies asked if we could come back in the afternoon.

Interesting. Ty for that. For cardinal creek Devapps saying it is "Comment Period in Progress". Latest document was added 8-Dec and before that 22-Aug. The Aug doc was about the zoning changes that would be necessary to build it. The October mtg you are referring to recommend denying it. I added some language from the doc uploaded in Dec.

"An application for an Official Plan Amendment was previously submitted to bring the subject lands within the Urban Boundary. Should these lands be brought into the urban boundary, the Zoning By-law Amendment application seeks to rezone the lands to allow for the establishment of an urban subdivision. Currently, the lands are zoned to permit a previously approved estate lot subdivision."

Timelines and Approval Authority
The “On Time Decision Date”, the target date a decision will be made by the Planning, Development and Building Services Department on the Plan of Subdivision application is January 1, 2026. On November 28th, 2025, the Ontario Land Tribunal deemed the application complete as of September 3rd, 2025, when it was first received hence why the “on time decision date” is prior to the end of the circulation period. The date the associated Zoning By-law Amendment application will be considered by the City’s Planning and Housing Committee, is to be determined. A Zoning By-law Amendment is typically not considered by the Planning and Housing Committee until the Plan of Subdivision has received Draft Plan Approval.

I hate the NIMBYs in that community. I hope this gets built fast so they can take their private wasteful lots and shove it. This is a great plan and will add very strong and nice density near Amazon. This area is developing very nicely. I am also happy it's bringing a lot of hotels in the area, which is something very much needed. The only thing I am sad about is the Myers proposal which was like 6-7 office towers that were going to go up, and are now a Volkswagon and Subaru dealership combo. Sucks.

It's a great mix of units, I love the area already so as long as they add a lot of ground retail and good connecting bus routes, it will make the whole area around Amazon a very walkable / bike-able district.
 
Didn't realize Ford had made a new law allowing developers to ask for approval outside the urban boundary. This fills a nice "gap" without actually sprawling. Decent density. Grid-like road network. Keeping a bunch of green space. Certainly won't be an urban mecca, but could qualify as a 15 minute neighbourhood. After thinking about it some more, kind of hope it happens.

The subject lands are located at the northwest corner of the intersection of Shea Road and Flewellyn Road, and are approximately 15.8 hectares in size. A hydro corridor traverses the northwest corner of the subject lands. Agricultural lands are present east and south of the site. Immediately north and west of the site is the Stittsville South Urban Expansion Area. The Stittsville South Urban Expansion area has a recently approved concept plan guiding the future development of the lands, to permit a residential subdivision with approximately 1,700 dwelling units.

The proposal for the subject lands is for a residential subdivision consisting of low-rise residential uses, a new municipal park, a stormwater management facility, and a block reserved for the Faulkner Municipal Drain and its environmental protection buffer. The proposed subdivision would include approximately 360 total dwelling units, consisting of detached dwellings and townhouse dwellings.

There are two primary parks - they are debating between either including a baseball diamond or a soccer field in one of the parks. It will include a play area and pickleball courts. The second park contains paths and a play area.
