Not sure if this is the correct thread for this but I was wondering if anyone could provide me a ball park figure on what the general cost is to demolish a house & sever the existing lot into two?

I realize it’s a loaded question but I’m trying to determine what the correct price point is for a derelict house who's value is in the land provided local zoning allows it to be severed into two lots? Also assuming the purchase property is in the downtown core - C1/C2 area.

My problem is I can’t figure out any way to estimate how much it would cost to demolish the existing structure. I know I’d have to apply to the City’s committee of adjustments to have the land severed but assuming it's allowed doesn’t anyone know what kind of admin cost I'd be looking at (hiring a surveyor – city fees – servicing the lot) to sever the lot in two?

Any advice on the above or general tips on these types of properties would greatly be appreciated.
