A sprinkler fitter told me that yes, anything after a certain date (that has already passed) has to have them. I'm guessing anything with submitted drawings prior to that date would be exempt, but it could be based on the date digging started or the date permits were issued.
Mandatory residential fire sprinklers were adopted into the Ontario Building Code for buildings 4 storeys and higher on June 18, 2008. The new requirements apply to building permit applications filed on or after April 1, 2010.
