The above site, for which I could swear we had a thread........but can't find it...........is the subject of a new application in the AIC.

The address, 1012-1018 Gerrard is currently home to a one-storey strip plaza adjacent to the Gerrard Square shopping centre. The proposal is for a 12s residential build, on this comparatively small site ~11,000ft2

Elevator Ratio: 2 elevators to 93 units or 2.15 elevators per 100 units. An @ProjectEnd approvable ratio if I ever saw it.

Parking Ratio: 9 spaces to 92 units or ~ 0.1

Comments:

Kind of a small site for this, but broadly supportable. The streetwall seems a bit high for Gerrard (but that height could be retained within the tower massing). The grade-level concept needs refinement, 100% glazing is not desirable.

Also what's with that weird angle between the first and second floor.........I'm all for creativity, but sometimes a straight line is just fine.

I like colour, but I'm not keen about the cladding type here.....

Tree Plan is fine'ish.......though why do we need Acer Freemans and Ginkos, and no true natives.......how about straight up Silver Maple and Red Oak instead?

Overall, tweak and approve.

No.....my memory is of photos of the renovation/re-facing of the plaza. Maybe it was in one of the neighbourhood threads or something.
 
Overall, I like it. The plaza has always been an eyesore.

Decent scale, although I'd be ok with a few more floors given its proximity to the new OL station. I hope the colour ends up being less salmon-red, and more red-red.
 
I'm not surprised by this considering the proximity to the future Gerrard Station. There may be some pushback re the height from the houses on the east side of the side street. What really surprises me is there has not been any chatter about Gerrard Square itself. I'm certain something may be brewing in the background? I look forward to that for sure.

"Angles" are an affection of an aesthetically bankrupt industry. Just let this one be what it wants to be and don't included doo-dads like "angles" that make it look like exurban schlock. The basic form of this building is perfectly fine, just make it competent.

And learn to do urban street level! It's not rocket science.
 
Let's face it, Gerrard Square is a very tired, dated mall that is well past its replacement date.

While I agree with replacing it..........I must say, much as with its western cousin Dufferin Mall (albeit the latter is much larger)......... Gerrard Square is pretty close to fully tenanted and surprisingly busy.

Anchored by Walmart, Home Depot and Food Basics, with Staples in there as well, and a few other national brand retailers and a very modest food court. It does more traffic than you would think.
 
Let's face it, Gerrard Square is a very tired, dated mall that is well past its replacement date.

I've always seen it as the Dufferin Galleria of the east. From the increasingly dowdy interiors and the quirky independent retailers that in fairness are becoming more of a rarity as time goes on.

It's a community staple. Has everything you need for affordable necessities and lots of seniors gather there because it's a free place to hang out inside with seating. Would hate to see it go. Would like to see the surface lots and elevated parkade redeveloped though.
