10684-10692 Yonge Street: a proposed 25-storey rental apartment development by Sabella Ridge Estates on the west side of Yonge Street, south of Elgin Mills Road in Richmond Hill's Mill Pond neighbourhood. Approved at Council last week.

The NIBMYs don’t like.


That article links back to a letter to the editor outlining the residents concerns. I will bring those forward, then comment:

1) Given the distances involved, highly unlikely

2) Possibly an issue, but easily addressed by parking regulation. Say hello to Permit Parking.

3) This objection can't be taken seriously in light of provincial mandates

4) The traffic argument seems dubious, if you want to minimize traffic you put people where the transit is, and that would be Yonge.

5) If the concerns of the residents were mostly those outlined above, they should be mostly ignored; the only 'environmental' concern I see mentioned was a 10M buffer, but that doesn't sound like the 10M stable top of bank rule, because there is no significant natural heritage feature here.

If they mean a 10M buffer to the back yards of the houses, one could debate the fairness of that ask; but it's not really an environmental concern.
