A Q2 2024 target has been set for planning approvals and initial construction of a building comprised of approximately 90,000 square feet and 125 units at 1233 Queen St. E. Completion would be expected two years later.

New rendering updated it. The total unit count changed from 132 units to 142 units. Total height changed from 27.94m to 32.04m. Finally, total parking space count changed from 10 parking to 24 parking.

NOTE : Zero (0) One-Bedrooms.

"Starter" units are Studio or 2-Bedroom (w/ Roommate)

Essentially, because ~500 sq ft - 1-Bedroom in new midrise is not viable as a "Purpose-Built Rental" product today.

Minor Shadow impact on the north side of Queen (which is mostly a parking-lot anyway).

City should let them relax the angular plane more on the Queen side of this building.

No real serious NIMBY drama during the Q & A.
A handful of complaints about "too BIG - and not enough underground parking", etc.
Lots of local support for getting some kind of Affordable Housing units into the various CORE developments in Toronto-Danforth... and an understanding that the MATH has to work - and their have to be trade-offs.
