Fitzrova lobbying to convert redevelop this St. Clair Avenue and Avenue Road (south-east corner) office building to residential.

This has been a government of Ontario office building for as long as I can recall........

So not a 'conversion' here except in use; this is proposed as a tear-down and new build, office out- purpose-built rental in..........height up.

Elevator Ratio: 6 elevators to 631 rental units for 1 elevator per 105.2 units.
 
This is reasonably attractive and would be fine, even at this location (long walk, but walkable to subway, with ROW streetcar) if it were replacing a 2-storey plaza. But it's less supportable displacing all that embedded carbon and modernist heritage.

Can we just leave this poor building alone?

It definitely has architectural nostalgia, but like so many class B & C office buildings it has lost its economic justification. It would be terrible for it to just sit there and remain empty.

49 storeys is total overkill for that intersection, but overkill seems to be the new norm.
