There is a difference between 16 and 32 storey including the extra time and money to construct. The narrative that we can build twice as tall with twice as may units on a site isn't much to behold. Note: I can't comment on this specific development as I don't know the community's infrastructure growth potential. One thing for certain is that most large scale intensification passes rezoning providing minimal amenities for the growth in population

Intensification and high densities come at premium costs when affordability is in crisis. A developer is not going to rent at a loss. Housing programs that funnel billions into housing at a time when construction costs have gone well past the roof is short term reactionary populism than a long term economic vision for Canada.
 
Well and the biggest issue is that housing has been turned into an investment asset. In fact, it's the primary/only meaningful asset in our poorly diversified economy. No amount of government cash shoveled into housing will address that.
